Services

Your claims go out right. Your variations get captured. Your deadlines don't lapse.

We handle the contract admin that protects your margin — for custom home builders on HIA, ABIC, MBA, Australian Standard (AS), and bespoke residential contracts. Everything we do is remote, deliverable-based, and designed to get you paid on time without adding site overhead.

What we do

Core ongoing services — included in every engagement.

Claims go out late, light, or missing approved variations — and you lose money you've already earned. We prepare and package every progress claim with the right supporting documents, aligned to your contract's specific requirements. Before each claim goes out, we cross-check the variation register so nothing approved gets left off, verify retention calculations, and make sure the claim hits the right reference date. Every month, on time.

Your CA keeps pushing while you stay on site — Scopewise Advisory handles progress claims remotely

A text from the architect, a site instruction, a design change buried in an RFI response — these are all variation instructions, and most don't get captured until it's too late. We identify the trigger, get the notice in writing, price it, and issue it within the contractual time bar. Miss that window and you've lost your entitlement. We make sure you don't.

Capture it or lose it — the lifecycle of a missed variation; SWA identifies triggers and issues formal notice within the time bar

Rain shuts the site down for a week, revised drawings push the programme, or a utility connection gets delayed — and you're entitled to more time. But most builders don't realise the notice window is already ticking. Miss it, and you lose your right to the extension entirely — even when the delay was clearly the other side's fault. We monitor for delay events week-to-week and get EOT notices out before the contractual deadline closes.

The clock is already ticking — SWA identifies EOT triggers early and gets notices out before the window closes

Telling the architect their revised drawing is a variation instruction, pushing back on a super who's rejected a claim item, or chasing a payment that's overdue — these conversations are necessary but they strain the relationships you need on site. Because SWA operates remotely and independently, the hard calls come from your CA, not from you. You keep the relationship. We enforce the contract without apology.

The Bad Cop Buffer: SWA absorbs contractual friction so the builder-client relationship stays professional

Registers start strong and go stale by month two — then when a dispute hits, there's no paper trail. We maintain your variation register, EOT register, progress claim tracker, obligations calendar, and disruptive weather tracker where applicable. Every fortnight, you get a snapshot: upcoming deadlines, open variations and their value, EOT status, last claim outcome, and anything that needs your attention before the next cycle.

Registers go stale, deadlines don’t wait — SWA maintains your contract registers and deadline tracking with clear fortnightly snapshots

What's not included

We focus on upstream contract administration only. We do not provide:

  • Site attendance or on-site representation
  • Legal advice or legal representation
  • Expert witness reports
  • QS take-offs or cost planning
  • Estimating or tendering
  • Project management or programme management

Why SWA, not the alternatives?

Lawyers

Gap: Episodic, expensive, not embedded weekly

SWA fills it by: Sitting upstream of the lawyer — making legal intervention rarer

QS / building consultancies

Gap: Broader scope, higher cost, often represent the owner

SWA fills it by: Embedded in your project weekly, residential-contract-specialist, lean

SaaS tools

Gap: Passive — they automate what you've set up, not what you've missed

SWA fills it by: Providing the judgment layer - interpreting time bars, drafting notices, catching missed instructions

Project Manager handles it

Gap: Project Managers are stretched across programme, trades, quality etc

SWA fills it by: Taking the CA workload off the Project Manager's desk so they can focus on the build

Pricing

We offer two engagement models depending on your project volume and preference.

Monthly Retainer

Fixed monthly fee covering all core CA services across your active projects. Best for builders with 1–3 ongoing projects.

% of Contract Value

A percentage applied to each project's contract price. Scales with your workload — no over- or under-paying.

We don't publish fixed pricing online because scope and risk vary by project. Book a quick call and we'll confirm fit, scope, and the right engagement structure for your project(s).
