Common questions
Tools like iGyro, Buildlogic and Payapps are excellent at what they do — but they do what you tell them to do. They don't know that your HIA contract requires a 5-business-day EOT notice. They don't know your client's text message last Tuesday was a variation instruction. They don't know you missed a reference date. Software removes friction from processes you've already set up correctly. SWA is the person who sets them up correctly and watches the clock every week so you don't have to.
Good — keep them. Lawyers are for when things go wrong. SWA is for making sure things don't go wrong in the first place. A construction lawyer is not going to check your variation register every Monday morning or remind you a delay cost notice needs to go today. That's not their role. SWA sits upstream of the lawyer — doing the day-to-day work that makes legal intervention rarer and less expensive when it does happen.
Most PMs on small resi jobs are excellent at running the build — trades, programme, client management. Contracts are usually secondary. The result: EOT notices go out late or not at all, variations get "sorted later" and never get signed off, progress claims go in without the right supporting documentation.
