Who we are
ScopeWise Advisory is a Sydney-based contract administration consultancy built for one purpose: helping custom home builders protect their margins. We handle the upstream commercial discipline that most small builders don't have time for — progress claims, variation notices, EOT notices, and contract deadline tracking — remotely, consistently, and at a fraction of the cost of a full-time hire.
Why we exist
Small-to-mid residential builders are excellent at delivering homes. But the contract administration that protects the money behind those homes — the notices, the deadlines, the registers — can sometimes fall to the back of the queue. Variations disappear through handshakes. EOT windows close. Claims go out late or light. ScopeWise Advisory exists to close that gap — giving builders access to senior commercial discipline without the overhead of a full-time contracts team.

Primary — Builders
Small-to-mid residential builders in Sydney running custom homes, renovations, and alterations and additions — typically on HIA, ABIC, MBA, Australian Standard (AS), or bespoke residential contracts, with project values from $300k to $5M+. If you've got 1–5 active projects and no dedicated contracts person, we're built for you.
Secondary — Owners
Homeowners commissioning a custom build who want independent contract oversight on their side of the table. We act as an owner's representative — reviewing progress claims, tracking variations and deadlines, and making sure the contract protects you the same way it protects the builder. No construction background required; we translate the paperwork into plain English and keep you informed at every stage.
Our background
ScopeWise Advisory is led by Michael Reyes, an engineer and contract administrator with experience spanning every tier and every side of the construction contract:
- Subcontractor-side — estimating and procurement for mechanical services packages
- Head contractor-side — site engineer and subcontract coordination on major infrastructure projects (Sydney Metro, WestConnex), focusing on mechanical, electrical, and civil disciplines
- Client and principal-side — project monitoring, compliance enforcement, and project delivery on behalf of government clients as the independent certifier
- Builder-side — contract administration for construction subcontracts across multiple concurrent projects
Across these roles, Michael has worked under GC21, MW21, HIA, ABIC Simple Works, MBA, Australian Standard (AS), TfNSW Design & Construct, and bespoke residential contract forms — and across mechanical, electrical, and civil disciplines. That breadth means we understand what every party at the table is thinking, where paperwork gets dropped on site, and how to keep the contract tight without slowing the build down.
